Job Description: 

The incumbent will manage the company's real estate, including distribution centers, retail supermarkets, and offices to support the business functions in the most effective & cost efficient manner.

Responsibilities: 
  • Together with the company’s treasurer, negotiate purchase, sale, leasing and financing of industrial, retail, office and residential properties for a portfolio in excess of 20 million square feet.  Includes site selection, deal structure, title review, environmental due diligence and drafting and negotiating contracts, leases and other legal documents.
  • Obtain land use approvals for expansion and new facilities. 
  • Direct in-house and outside professionals to prepare applications and appear at Planning Board hearings.
  • Direct administration of real estate accounts payable (including common area maintenance charges), accounts receivable, lease renewals and requests for estoppel certificates and subordination agreements.
  • Work with the Facilities Maintenance Department to ensure that properties are maintained in acceptable condition.
  • Represent C&S entities in disputes and litigation with Landlords or other parties regarding real estate.  Supervise outside counsel as appropriate.
  • Together with the company’s tax team, implement program to reduce tax assessments and ensure timely payments to avoid penalties and interest.
  • Together with the company’s tax team, negotiate state and local incentives and tax credits for expansions and new facilities.
  • Manage outside professionals, such as legal counsel, real estate brokers, real estate consultants, engineers, planners, surveyors, title agents and environmental consultants.
Qualifications: 
  • Minimum of post graduate degree
  • Ten years of related experience.
  • Working knowledge of real estate principles, construction and legal background. 
  • Solid understanding of C&S business objectives. 
  • Strong negotiation skills, communication skills and analytical ability. 
  • Highly developed project management and organizational abilities.
